Steady Growth 

Between a buyer's & Seller's Market

Along with most of America, the Knoxville housing market experienced a boom as we came out of Covid with extremely low interest rates. Buyers were competing with multiple bids over asking, buying sight unseen, and settling for less than their second or fifth choice. Many feared it was a bubble. Thankfully, that wasn't the case.

 

The market has cooled, but not dropped to the point of homeowners losing equity. The higher interest rates and higher number of homes on the market has shifted some negotiation power back to buyers, while our steady population growth means that homes may sit on the market longer (averaging 45 days) but still sell close to asking price. 

For out-of-state buyers, this means when you see a home you love online, you *typically* have time to fly out and see it in person or have your realtor give you a virtual tour before putting in an offer. And while homes are selling at listing price, we are also seeing reduced listings and seller concessions. So while it's not a full buyer's market, you have more negotiation possibilities on many homes.
