Tidy Up
The goal here is to imagine potential buyers as your new AirBNB guests. You want the space to feel light, airy, and welcoming. Remove unnecessary furniture, clear decor from surfaces and walls, organize drawers and closets, and generally declutter each room. The less furniture and belongings the better. We want white space, clear floors, and as much of the baseboards visible as possible.
Give it a Good Scrub
We want buyers to realize your home is their dream home, and most dream homes don't come with free cobwebs. Now is the time to focus beyond picking up, and get those floors, windows, baseboards, and dust bunnies cleaned up. If you're thinking of hiring a cleaning service to get the job done, schedule it as close to your photography appointment as possible.
Brighten Up
Focus on how bright you can make your space. Wash your windows inside and out, replace dim lightbulbs, and switch all your bulbs to a consistent color (ie "cool white").
Curb Appeal
Mow the lawn and trim landscaping, clear your walkways, and remove any debris or old decor. Consider laying fresh mulch or planting flowers. Straight lines and clean edges make for more appealing photographs.
Small Fixes
A fresh coat of paint can help brighten up a room, help the buyers picture themselves in the space, and help the house feel cohesive. Walk each room looking for loose handles, dripping faucets, damaged trim, moldy caulk, and other small issues we tend to overlook during our busy day-to-day lives that buyers may spot.
Follow Your Nose
Clean pet areas, carpets, upholstery, curtains, drains, and any other potential source of odor. Remember that we can't smell our own house, so it's worth it to clean potential odor sources before we add fragrances.
